Right, okay. Is it okay if we take a seat? Of course. I've had a good look and as you thought it is a bit of a mess.

Most of it's virtually rotted away. The electrics for the lights need completely re-doing.

Obviously we haven't put it in originally, didn't weatherproof it. There's no insulation underneath either.

So basically we're going to have to take the whole thing out and start from scratch.

We're not going to be able to patch it up or repair it.
